Do you design the home?
Yes, our team at Hoyt & Company Fine Builders can design and build your home. We pride ourselves as custom home builders on our skills in designing houses with great traffic flow, views, and site lines. We take advantage of sunlight and natural lighting conditions. We can do this in most Massachusetts towns without an architect. We use designers and structural engineers and can usually get permits without the need for an architect.
Do we work with architects?
We are happy to work with your architect, but our favorite is when you come to us with just your own ideas in mind, and we collaborate with you and our designer and structural engineer to come up with a stamped plan that gets you your Building Permit, and exactly the house you want!
What are your contract arrangements?
I work on a cost-plus basis for custom-built homes, meaning that I bill the customer for the actual costs and materials that go into the home and add a general contractor percentage on top of that.
How long does it take to build custom homes?
It depends on how complicated a home is and where it is located, but it generally takes about six months or less to do the planning and permit process for custom-built homes, and then it generally takes about a year to build a home.
When are payments due?
Typically, we take a deposit to hold the place on the schedule, and then once the construction starts for custom-built homes and the building permit is issued we bill the customer once a month for the costs incurred the previous month plus the percentage of the GCP fee. Once the occupancy certificate is issued, generally there is a balance remaining that you will be billed for.
