23 Summer St. Dartmouth, MA
23 Summer St. in Dartmouth is a coastal-traditional house situated in the village of Padanaram. Entering the driveway, you first notice that the house features a Belgian block-lined driveway, natural stone-faced foundation, and Bluestone stairs leading to a wrap-around, columned porch made of mahogany and with a beadboard ceiling.
There’s an arched barrel vault over the front door, which is massive at 8 feet tall and made of beautifully varnished mahogany. The front door leads into a 20-foot high foyer with a straight sight-line through another barrel vault into the living room fireplace. The foyer also features a grand staircase to a landing, which then divides into two directions of the second floor. Off the right side of the foyer is a paneled library/pub room with a built-in wet bar with a fridge and ice maker. This room has lots of wood which gives it a masculine yet cozy feel.
The living room has an open concept across the entire back of the house, encompassing the dining room and the kitchen which, although open, are delineated from each other by a coffered ceiling above the dining room. The kitchen is full-on gourmet, with a 48” professional Thermador range, a built-in Thermador fridge/freeze along with two under-countertop fridge drawers, a farmer’s sink and a walnut island with a breakfast bar facing in towards the chef’s area. There’ also a very spacious walk-in pantry off the kitchen.
The first floor is rounded out by an ensuite bedroom room (possible future master BR) and a mudroom with tons of closet space, cubbies, coat hooks, benches, etc. The mudroom leads into the oversized two-car garage, and also has a door to the front porch.
On the second floor, the master suite takes up the entire back portion of the house. The bedroom itself has a vaulted ceiling, and two separate walk-in closets. The adjoining master bathroom features two 6 foot vanities, a free-standing soaking tub, a huge steam shower with two separate thermostatic control valves, a rainhead, handheld shower, and an ergonomically shaped bench that invites you to enjoy a long comfortable steam. Also, off the foyer are two additional ensuite bedrooms and a large laundry room with built-in cabinets, counters, a laundry sink, etc. Further off the foyer is a loft area with a game/puzzle table and two comfy chairs. Past the loft is the office, which features the inside shape of the arched dormer over the garage. The arch is lined with a naturally finished headboard, reminiscent of a ship’s interior. There’s also a second-floor balcony of the office, which has stainless steel cable railings, mahogany floors, etc.
Back downstairs near the mudroom is the open stairs to the lower level, which features ten-foot ceilings throughout. There is a huge gym/exercise room, a media room, a wine cellar, a full bath, plus a giant woodworking shop, and a storage room with another set of stairs up to the garage. The backyard of the home features a bluestone patio, with an outdoor shower and grill area. There is also a 24-foot timber-frame pavilion that has a double-sided fireplace and a full-length bar.
The house is super-insulated and uses the latest Heat-pump technology for heating and air-conditioning. The entire system runs on electricity, so the house is fitted with a large solar panel array on the backside of the house (invisible from the ground). There’s also a natural gas-powered generator in case of power outage.
